Mirada Management, Inc. offers many services to our clients. Listed below are the basic services we provide if agreed to:

FINANCIALS

  • Provide a monthly financial report to the BOD
  • Process invoices and pay in a timely manner
  • Provide financial documents to independent accountants to prepare taxes or financial reviews/audits.
  • Provide financial information to independent company to prepare reserve study
  • Prepare and file 1099's
  • Assist in developing budget and annual disclosure requirements
  • Prepare and send statements to owners according to Association's schedule (monthly, quarterly, etc.). Owners requesting E-Statements will receive their statement via email.
  • Collect assessments and record accordingly. Online payments are available.
  • Monitor delinquencies and refer to collection agency for further lien and foreclosure proceedings

MANAGEMENT

  • Receive communication from owners and relay same to Board of Directors in a timely manner
  • Provide 24 hour emergency phone service and arrange appropriate response/reaction to emergency
  • Assist BOD in obtaining competitive bids
  • Strongly recommend all vendors have appropriate certificates, licenses, and insurances and obtain records of such
  • Communicate with Association vendors and and BOD and to ensure services are adequately provided
  • Attend meetings (regular, special, annual, etc.)
  • Prepare and send out communication to membership, vendors, etc.
